With NM's butterfly mobile fluttering, these shoppers catch their breath awaiting a Neiman Marcus runway show during the annual Fashion's Night Out on Worth Avenue.
Fashion + Real Estate = Palm Beach + South Beach

With more Palm Beach streets than ever detoured by construction vehicles and cement trucks, Worth Avenue was blocked off to showcase an array of velvet-roped Lamborghinis for Thursday night's exuberant Fashion's Night Out. And while handbags, high-heels, cupcakes, and art fairs are now primetime cultural pastimes, you might think Real Estate has taken a temporary back seat to Fashion, Food and Art. Nonetheless, on the offshore barrier island of Palm Beach, residential real estate is still a magnet for moving money from New York's canyons to Florida sandbars and then to who knows where. Here's a glimpse of PB's FNO, the latest island deals, PB penthouses, and a jaunt to South Beach, where Rio and Moscow keep things ka-ching, for the opening of a Lacoste flagship store and the After Party at W.

Around town

According to the recently proposed 2012 property tax assessments, Nelson Peltz’s  check for $1. 5 million and Dmitry Rybololev’s ruble transfer of $1.149 million makes them the town’s only two members of Palm Beach’s exclusive Million Dollar Property Taxpayer’s Club.  Up the beach at 1695 North Ocean Way, the Estate of the late NYC investor Christopher H. Browne sold an oceanfront lot for $9.52 million, $1.4 million less than the $10.95 purchase price Mr. Browne paid in 2006.  The buyer is 1695 NOW LLC.  Out west in Wellington, NYC resident Charles G. Phillips, principal of Meridian Farm, sold his Grand Prix equestrian facility for $11 million, take note, as much as a North End Palm Beach oceanfront, to Baxter Hill LLC, c/o Inclenberg Investments, 1325 Avenue of the Americas, NYC.  Texas sporting-goods titan David Gochman is the principal of Baxter Hill.  Mr. Gochman sold the family’s multi-billion dollar Academy Sport & Outdoors chain to KKR in 2011. Roberta Weiner and her husband, shopping center developer Stephen R. Weiner, have sold a lakefront Villa Plati townhouse at 310 Atlantic Avenue for $5.75 million to one of Litchfield’s largest property taxpayers Peter and Leni May. A Triarc Company executive, Mr. May is affiliated with Nelson Peltz in the popular fast-food franchise business.  Mark and Paula Cook, who appear to be no longer Mr. & Mrs., sold 288 Sandpiper for $2.95 million, having been priced at $3.7 million.  The buyers are NYC and PB seasonal residents Andrew J. Forsyth and Kelly Williams, husband and wife.

Buenos Recuerdos sold for $5.8 million
With new owners Craig and Jane Omtvedt having received approvals for ”limited demolition and major renovations,” including air-conditioning, to be completed by the Smith Architectural Group, Geraldine T. Nesbitt has sold her family’s landmark house Buenos Recuerdos at 79 Middle Road for $5.8 million, according to court records.  In 2010, the property was priced at $9.2 million.  Built for Henry Barkhausen in 1927, Buenos Recuerdos was designed by Treanor & Fatio in a classic Spanish-Colonial style around a central courtyard framed by loggias. Situated one block from the ocean, the Old Palm Beach  hacienda affords eight bedrooms, an observation tower and more than 11,000-square-feet of living area. The Barkhausen’s son, Henry Jr., married Alice Wyeth, the daughter of architect Marion Sims Wyeth, who also lived on Middle Road. In 1935, Pennsylvania financier Abram Nesbitt II bought the property.  The new owner Craig Omtvedt is retired CFO of Fortune Brands.
Palm Beach In-Town Oceanfront Penthouses

Is there anywhere else to live than an oceanfront penthouse when you have arrived at the top of the world? Lacoste recently opened a flagship store on Lincoln Road with a "VIP Shopping Preview" and held its After Party at a W South Beach penthouse apartment.

I left the Lacoste opening on Lincoln Road and made my way up a few blocks to the W Hotel-Residences for the After Party.
W South Beach, 2201 Collins Avenue, is an oceanfront 20-story hotel and residence. ONE Sotheby's International Realty is the exclusive marketing agent for the residences. Penthouse One recently sold for $6.2 million with units currently available up to $9 million.
W South Beach, The Dutch restaurant, terrace. With more than $300 million in sales, W South Beach's developer New Yorker David Edelstein and investor/partners have apparently snapped up the nearby Raleigh Hotel for $55 million, according to various unconfirmed published reports. Ultra uber-chef-at-the-moment Michael Schwartz is said to already be revamping the Raleigh's kitchen.
